Below
is a list of documents that the various lenders will
require. The more documents you are able to produce
means the greater choice of lenders you will have to
choose between.
If you don't have all these documents, give us a ring
anyway as we may still be able to help you. Don't let
this list put you off.
Proof
of Income
Some lenders will also require:

If
you already have income from an investment property,
rental statements for the last 6 months are required.

Details
of dividends and interest received on shares, savings
accounts, trusts etc.

5%
of your deposit should be able to be seen as genuine
savings. Bank statements will need to show a regular
savings pattern over a minimum of 6 months.

If you are unable to provide a history of savings,
but have cash funds, we do have access to various
products that may be of assistance to you.

If you have other mortgage loans 3 months statements
of this loan are required.

If you have personal loans or leases, copy of contract
and/or statements for the previous three months.

Current
credit card statements for previous three months.

Details
of personal guarantees.

If you have any Interest Free Loans, statements showing
any repayments or when the loan is due to be repaid.

If
you have defaults on any type of commitment over the
last 5 years, tell us up front. Let us know the circumstances
of the default, why did it occur, has it been repaid
(how and when). Even a bad debt, such as a phone bill,
needs to be explained.

Are there any current defaults against you. If so
what are they and why have they happened.

Copies of any correspondence in relation to these
defaults.
If you are currently paying rent, copies of rent receipts
are also good to show that you have been meeting your
current financial commitments.
